Somerville

Green Line extension did what everyone said it would.

00Our read

Choosing Somerville

Somerville rewired itself around the Green Line extension, and pricing followed. Union and Gilman in particular now trade at levels that would have seemed absurd a decade ago.

Still the strongest condo-conversion market north of the river.

01

The extension did what it was supposed to

The Green Line extension reshaped access across Somerville and pricing followed, particularly around Union Square and Gilman. Areas that were a genuine walk from transit are now a few minutes from a station, and the market repriced accordingly.

That repricing is largely done. Buyers hoping to get ahead of it are several years late; buyers looking for a well-connected, dense, walkable neighborhood are in the right place.

02

A condo-conversion market

Somerville's housing stock is overwhelmingly two and three family, and a large share has been converted to condominium. That produces a specific set of questions: how many units, how the association is run, what the reserve position is, and whether the conversion was done properly.

Small associations, three units, self-managed, are common here and are a genuinely different proposition from a professionally managed building. They can work very well and they depend entirely on the other owners.

  • Predominantly converted two and three family stock
  • Small, often self-managed associations
  • Check conversion quality and reserve position
  • Properties move quickly: be ready to write
03

How the squares differ

Davis Square is the most established, with Red Line access and the deepest amenity base. Union Square has changed fastest and now has its own station. Ball Square and Magoun are quieter and slightly better value.

Assembly, on the Orange Line, is a different product again: newer, denser, and more purpose-built.

Common questions

Somerville, answered

Has the Green Line extension affected Somerville prices?
Substantially, particularly around Union Square and Gilman. Most of that repricing has already happened.
Are small condo associations in Somerville risky?
Not inherently, but they depend heavily on the other owners. Review the reserve position, the budget, and two years of meeting minutes before committing.
How fast do Somerville properties sell?
Quickly. Well-priced inventory frequently goes under agreement inside two to three weeks, so be financially ready before you start viewing.
