Choosing Quincy

Quincy is where the numbers start working again for buyers priced out of the city proper. You get the Red Line, more square footage, and a two-family stock that carries itself.

North Quincy and Wollaston in particular behave more like Boston neighborhoods than suburbs.

01

Where the maths starts working again

Quincy is the first place heading south where budgets that have stalled in Boston start to buy something meaningful. You keep the Red Line, you gain square footage, and the two-family stock produces rental income that genuinely offsets a mortgage.

For buyers who have spent six frustrating months searching Dorchester or South Boston, Quincy is frequently the answer they had not seriously considered.

02

The sub-markets behave differently

North Quincy and Wollaston sit closest to the city and behave most like Boston neighborhoods: denser, more walkable, strong rental demand from commuters. Quincy Center has absorbed substantial new development and offers the most new-build inventory.

Squantum and Merrymount are quieter and more residential with waterfront proximity. Wollaston and Montclair hold the best of the older single-family stock.

  • North Quincy and Wollaston. Most city-like, strongest rental demand
  • Quincy Center, the new-construction concentration
  • Squantum and Merrymount: waterfront, quieter
  • West Quincy: best value, longer walk to transit
03

Why investors pay attention

Rental demand here is underpinned by commuters priced out of the city who still need the Red Line. That is a durable source of tenancy rather than a cyclical one.

Combined with entry prices well below Boston proper and a deep supply of two-family buildings, Quincy produces owner-occupant numbers that are difficult to match closer in.

Is Quincy good for first-time buyers?
It is one of the strongest options in the region: transit access, a deep two-family supply, and prices that leave room for reserves after closing.
