East Boston

The waterfront the city took thirty years to notice.

00Our read

Choosing East Boston

Eastie has the best value-per-view ratio in Boston, and it is closing fast. A harbor-facing unit here still costs meaningfully less than the equivalent sightline across the water, and the Blue Line puts you downtown in under ten minutes.

It is also where most of our own development happens, so we watch this market more closely than any other.

01

What the market is doing

East Boston has been the region's clearest value story for a decade, and the gap is narrowing rather than closed. A harbor-facing unit here still trades below the equivalent sightline across the water, which is the entire investment case in one sentence.

The neighborhood absorbed more new construction than almost anywhere else in the city, and it shows in the split between stock: renovated period triple-deckers on one side, purpose-built condominium on the other, with very little in between. Those two products behave differently and should not be compared directly.

  • Waterfront value still below comparable sightlines elsewhere
  • Deepest new-construction pipeline in the city
  • Blue Line puts Maverick under ten minutes from downtown
02

Where the sub-markets differ

Jeffries Point is the most established and the most expensive, with the best walkability and the tightest supply. Eagle Hill offers more triple-decker stock and better value, at the cost of a longer walk to the water. Orient Heights is quieter, more residential, and priced accordingly.

Anyone treating East Boston as a single market will misprice all three. The difference between Jeffries Point and Orient Heights is substantial and is not obvious from a portal search.

03

What to watch for

Flood zone designation matters here more than in most of Boston, and it affects insurance cost directly. Check it before you fall in love with a property, not after.

Aircraft noise varies considerably by location and by runway configuration. It is genuinely fine in much of the neighborhood and genuinely intrusive in parts of it, worth visiting at different times of day rather than relying on anyone's assurance.

On period triple-deckers, the usual older-building questions apply with force: roof, heating plant, electrical service, and whether the rear structure has been properly addressed.

  • Working waterfront turning residential, unevenly and interestingly
  • The strongest new-construction pipeline in the city
  • Genuinely walkable, with the harbor walk as the spine

Transit

  • Blue Line: Maverick, Airport, Wood Island, Orient Heights
  • Harbor ferry to Long Wharf
  • Silver Line via Airport

Good for

  • First-time buyers
  • Investors
  • Anyone who wants water views under $1M
Common questions

East Boston, answered

Is East Boston a good place to buy?
For buyers who want water proximity and Blue Line access without downtown pricing, it remains among the strongest value propositions in the city. The new-construction supply gives buyers genuine choice, which is rarer here than it sounds.
How long is the commute from East Boston to downtown?
Maverick to State Street is roughly ten minutes on the Blue Line. The harbor ferry is a pleasant alternative in season.
Is flooding a concern in East Boston?
Parts of the neighborhood sit in designated flood zones, which affects insurance requirements and cost. Check the specific parcel: designation varies street to street.
