Back Bay

The benchmark everything else gets measured against.

00Our read

Choosing Back Bay

Back Bay is the reference market. When people ask what Boston real estate costs, this is usually the number they have in mind.

Stack position, ceiling height, and light exposure drive value here far more than square footage does.

01

The benchmark market

When people ask what Boston real estate costs, Back Bay is usually the number in their head. It is the most recognised and most consistently expensive residential neighborhood in the city, and it sets the reference against which everything else is measured.

The grid is uniform, the architecture is protected, and supply is effectively fixed. Those three facts explain most of the price behaviour.

02

Exposure and floor, not square footage

On the residential blocks, southern exposure commands a clear premium, afternoon light through tall windows is the whole point of the housing stock. Floor level matters similarly: in buildings without a lift, upper floors discount; in buildings with one, they carry a premium.

In the newer full-service towers, stack position and sightline dominate. Two apparently identical units on the same floor can differ by six figures on the strength of what they look at.

  • Southern exposure carries a clear premium
  • Lift access materially changes upper-floor value
  • Stack position dominates in full-service buildings
  • Deeded parking is scarce and expensive
03

What buyers get

Walkability to almost everything, the Esplanade and the river, the Commonwealth Avenue mall, and the strongest retail concentration in the city on Newbury Street.

What they give up is space per pound and, frequently, parking. Buyers moving from further out should be honest about how much storage a period conversion actually offers.

Character

  • Highest price per square foot in the city
  • Exposure and floor drive pricing
  • Deep luxury rental market

Transit

  • Green Line: Arlington, Copley, Hynes
  • Orange Line: Back Bay
  • Commuter rail and Amtrak at Back Bay

Good for

  • Luxury buyers
  • Investors seeking prime rentals
  • Relocations
Common questions

Back Bay, answered

Why is Back Bay so expensive?
Protected architecture, a fixed supply, and the most central walkable location in the city. None of those constraints change.
Does exposure really affect Back Bay prices?
Yes, materially. Southern exposure through tall period windows is a genuine and durable premium.
Is parking included in Back Bay properties?
Often not. Deeded parking is scarce and commands a substantial separate premium.
