What we built
A tight infill site two blocks from the water, bought as a single-story warehouse and entitled over fourteen months. The design problem was straightforward and unforgiving: get nine units and parking onto a parcel that wanted to hold six.
The solution was a half-level podium that buries parking below grade and lifts every living space to a sightline over the rooftops in front of it. Seven of the nine units see water.
Sold out in eleven weeks. Three of the buyers were introduced to the project by agents on our team who had walked the site during framing.
